Ceci est largement imput\u00e9 au ralentissement de l&#039;\u00e9conomie marocaine et en raison de la pression incessante du ralentissement de l&#039;\u00e9conomie, les prix des logements baissent r\u00e9guli\u00e8rement dans tout le Maroc. Le r\u00e9sultat est qu&#039;il y a consid\u00e9rablement moins de transactions immobili\u00e8res, ce qui, \u00e0 son tour, se traduit par un march\u00e9 hypoth\u00e9caire nettement plus petit. En 2019, les prix des logements ont diminu\u00e9 de 1,4% alors qu&#039;il y avait une baisse de 0,5% des prix des appartements. Mais les prix des villas ont baiss\u00e9 de 3,5% indiquant clairement que moins de personnes ont les moyens financiers d&#039;acheter de telles propri\u00e9t\u00e9s. Il y a eu une augmentation de 3,5% des propri\u00e9t\u00e9s \u00e0 Rabat en 2018, mais cela a \u00e9t\u00e9 imm\u00e9diatement suivi par une diminution de 1,5% en 2019. Cette statistique est encore plus significative si l&#039;on consid\u00e8re l&#039;augmentation de 16% un an plus t\u00f4t. En 2017, l&#039;\u00e9conomie a progress\u00e9 de 4,2% alors qu&#039;en 2018 elle \u00e9tait de 3% et de seulement 2,3% en 2019. Tout cela a contraint Bank Al-Maghrib \u00e0 revoir ses pr\u00e9visions \u00e9conomiques initiales. La pr\u00e9diction de 3.8% a \u00e9t\u00e9 chang\u00e9e \u00e0 seulement 2.3%, mais cela est largement attribu\u00e9 \u00e0 l&#039;impact n\u00e9gatif de Covid-19. Il y a tellement d&#039;incertitude parce que m\u00eame les pr\u00e9visions ci-dessus pourraient \u00eatre revues tr\u00e8s bient\u00f4t si des progr\u00e8s ne sont pas r\u00e9alis\u00e9s avec l&#039;endiguement du Covid-19. Cette pand\u00e9mie a entra\u00een\u00e9 de nombreux probl\u00e8mes dont la plupart ont d\u00e9vast\u00e9 les \u00e9conomies du monde entier. Au Maroc, le gouvernement a \u00e9t\u00e9 contraint de fermer des caf\u00e9s, des restaurants, des \u00e9coles, des mosqu\u00e9es et de nombreux autres lieux moins essentiels. Cela ressort clairement des statistiques qui montrent que plus de 165 000 unit\u00e9s r\u00e9sidentielles ont \u00e9t\u00e9 achev\u00e9es en 2018, ce qui est nettement plus que les 155 000 achev\u00e9es en 2017. Partout au pays, de nouveaux centres commerciaux sont constamment ouverts. Le gouvernement et les principaux investisseurs au Maroc planifient d\u00e9j\u00e0 \u00e0 l&#039;avance et l&#039;un des projets sur la table est un plan d&#039;investissement immobilier collectif qui ressemble un peu \u00e0 des fiducies de placement immobilier en cours de planification pour tenter de dynamiser consid\u00e9rablement le secteur immobilier. Ceci est important car la construction avec le march\u00e9 immobilier contribue \u00e0 environ 18% du PIB. La phase de planification a commenc\u00e9 en 2019 et il est possible d&#039;ajouter environ $20 milliards d&#039;actifs au march\u00e9 immobilier. L&#039;id\u00e9e pr\u00e9liminaire \u00e9tait de transformer au moins 15% de tous les biens immobiliers du pays en de tels actifs. Les \u00e9conomistes ont d\u00e9j\u00e0 une excellente id\u00e9e de ce \u00e0 quoi s&#039;attendre au cours des quatre prochaines ann\u00e9es. Le produit int\u00e9rieur brut est simplement la valeur totale de tous les services et biens produits dans un pays donn\u00e9 au cours d&#039;une ann\u00e9e civile. Le produit int\u00e9rieur brut est largement consid\u00e9r\u00e9 comme un indicateur extr\u00eamement important et \u00e9galement tr\u00e8s pr\u00e9cis de la vigueur r\u00e9elle de l&#039;\u00e9conomie d&#039;un pays. Quand on regarde les statistiques de l&#039;ann\u00e9e 2014, le PIB par habitant \u00e9tait de l&#039;ordre de $3300. C&#039;\u00e9tait l\u00e9g\u00e8rement meilleur que les chiffres disponibles pour 2010, qui \u00e9taient d&#039;environ $2900. De nombreux \u00e9conomistes sont optimistes quant \u00e0 l&#039;avenir et en fait, le produit int\u00e9rieur brut devrait s&#039;am\u00e9liorer consid\u00e9rablement en raison de l&#039;excellente croissance \u00e9conomique attendue dans un avenir proche. Les projections et les pr\u00e9visions pour le Maroc montrent qu&#039;un taux de croissance de 3 \u00e0 5% peut \u00eatre attendu au cours des deux prochaines ann\u00e9es. Il existe \u00e9galement de nombreux autres facteurs qui auront un impact positif sur l&#039;\u00e9conomie.
